What is included

What Do We Pressure Wash at a Home?

At Big Easy Painters, we wash the surfaces this climate turns green: siding, driveways, patios, paths and decks. The pressure is set to the surface, because the wrong setting does damage that shows.

01

Siding and Walls

Wood, stucco, fibre cement and brick, each at its own pressure.

02

Driveways and Paths

Concrete, pavers and flagstone, including the joints.

03

Patios and Courtyards

The shaded surfaces where mildew comes back first.

04

Decks and Steps

Washed as a job in itself, or as the first step before coating.

05

Before Any Painting

Paint does not bond to dirt or chalk. Washing comes first.

06

Beds and Planting Covered

Rinsed and protected, so the run-off does not do the damage.

Why us

Why Does the Pressure Setting Matter So Much?

Because too much pressure drives water into wood and strips the surface of soft brick and old stucco. The setting is a decision, not a default.

01

Licensed and Insured

Fully covered in Louisiana, on every job we take on.

02

Everything in Writing

Scope, preparation, product and price before we start. No verbal numbers.

03

Pressure Set by Surface

Old wood and soft brick take far less than concrete.

04

Mildew, Not Just Dirt

In this climate the green comes back unless it is treated, not blasted.

05

Run-Off Managed

Beds, planting and paths protected before the lance is turned on.

06

Ready for Paint

If painting follows, the wash is timed so the surface dries first.

Questions

Pressure Washing Questions New Orleans Homeowners Ask

Whether washing can damage a surface, how long the result lasts, and when it has to happen before painting.

Can pressure washing damage my siding?

It can, at the wrong pressure or the wrong angle. Old wood, soft brick and aged stucco take much less than concrete, which is why the setting is chosen surface by surface.

How long does the result last?

It depends on shade, airflow and how much rain the surface takes. A shaded patio in this climate greens up again sooner than a sunny driveway.

Do I need washing done before painting?

Yes, in almost every case. Dirt, chalking and mildew stop paint bonding, which is why washing appears as a line item in our painting estimates.

Will it kill the mildew or just move it?

Blasting alone tends to move it. Treating the surface is what deals with the growth, and the estimate says which approach yours needs.

What about my plants and beds?

They are covered and rinsed before we start, and rinsed again afterwards. The run-off does more damage than the spray.

Can you wash a deck without stripping it?

Yes, at a lower pressure. If the deck is going to be coated afterwards, the wash is timed so the wood has dried out first.

Do you wash roofs?

Roof work is a different job with different risks, so tell us what you need at the walk-through and we will say plainly whether it is work we take on.

Is the estimate really free?

Yes. We walk the property, look at the actual surfaces, and put scope, preparation, product and price in writing, with no obligation to book.
